Anything but silicone based! Well I must say this stuff is really really good! I used up 9 tubes on my older triple wide modular home. I stored the tubes in the house but I applied them outside in 20degree weather!! The results are excellent and I can not be happier. I will be ordering another case as I have more to do in many places. Thanks for such a great product Review: Red Devil Lifetime Ultra Premium Elastomeric Sealant - I’m very impressed with this sealant. It’s a high-quality product that lives up to the "premium" label.
