I've tried every seed out there and nothing compares to this. You should see our yard now, it looks better than Augusta National! **Q: Is this perennial?** A: The Texas winter storm of 2021 didn't faze it at all. It was zero degrees, and I actually think it liked it. It's been a couple of weeks (after the hard freeze) and I have to mow it already. Dark green and beautiful. I think it's better to seed in the fall and let the roots get established before the top soil gets too hot. **Q: how well will it do in zone 8?
