It's not a hutch, just a shelter. **Q: is the anti bacterial coating safe?** A: Yes it is really good. **Q: Is this suitable to be kept outside All year without further protection from rain etc?** A: Not in my opinion. Like most of these it's thinnish ply and does not have much overhang on roof although that is felted. The opening is generous so rain would blow in. I use in an insulated shed for the guinea pigs and move it outdoors for them in summer when they are out on the lawn. It doesnt leak in the odd downpour. But it wouldnt last outside any more than most hutches with tjis construction. **Q: If delivered assembled, could I remove the roof to fit some heat lamps then refit myself, or is it glued?** A: I can't see how it is fixed could be glued or could be tacked and then covered by the felt type roof.
