Better canopy than the original, but make sure to measure those diagonals across the support poles if you want fit!
I bought this for $150 from Garden treasures because my old roof (7 years) was tearing really easily and the patching got out of hand. I didn't know what brand I had, so I went by the picture looking real close to what I had ...and also was a 10x 12. A local retailer had one for $99 but after I ordered it they said they no longer had it in stock...so I came here. The good thing is the fabric has heavier duty threads sew into the canopy in about a 1/2" crosshatch style so if rips do start....they can't go far.The sun is the enemy of these roofs. The UV rays just disintegrate polyester fabric over time and then the wind can easily shred it. I'm lucky to live in an very dense wooded area so the sun only hits the tent about 2-3 hrs a day.I also had the problem as some reviewers had, and that was fitting the roof over the corners nearly tears the seams because of the tightness. But I did find out one thing afterwards in nearly destroying those seamed corners and that was to MEASURE DIAGONALS.I only measured the outside perimeter of 10 x 12 but forgot that you can "squeeze" a rectangle( the four poles holding up the structure) and turn it into a parallelogram, which is exactly what I had. When I measured diagonally across to each pole I found the distance to the first two corners was 1.5 inches more than the other two corners.... hence the two diagonal corners that were an inch and a half farther apart made an almost impossible task of pulling the tent across the corners whereas the other two diagonal corners slipped over very easily. To bring that cockeyed rectangle back into place I attached one of those cheap winching straps you use to hold down cargo. I put a strap between those two diagonal poles with the greater 1.5" inch distance between them and just winched the strap tighter until that number came down to 3/4" inch, which expanded at the same time the lesser distanced two diagonals, and low and behold the diagonal measurement was the same between all the opposing poles..... and the tent slipped over those corners snugly but not impossible. And this company I bought from was excellent. They said shipping could be up to two weeks because of summer business and demand, but yet I got the tent canopy in 3 or four days and it was packaged very neatly. Couldn't be happier with them

Tight Fit
All in all the replacement roof is good and much better quality of construction than previous ones we have purchased for our gazebo. My only complain was that it doesn't quite fit our frame although we did manage to get it on well enough to keep it. About another half an inch or so on both the 12 foot side and 10 foot side would have been better. Fairly certain that our frame is old enough that the roof probably fits newer frames better so I am still willing to recommend it to others.

Acceptable replacement
We have had our gazebo now for as long as I can remember. This is probably our 4th top that we have had (original that came with the gazebo plus three - maybe 4 - replacements). The original lasted the longest and we have had to buy the replacements about every two Summer seasons. We use our from roughly the week before Memorial Day through early December. I have seen other folks nearby with similar units leave their top on all year; but, I firmly believe that one good Northeast snowfall will collapse the canopy.None of the canopies have never outright "failed" on us, but the usual wear spots seem to be along the horizontal top frames where water would tend to collect and then bake the sun.I can generally install the canopy by myself; and the hardest part is getting it oriented the correct long-side/short-side the first time out . The replacement canopies seem to be ever-so-much-smaller than the original. Just barely; but noticeable. It is as if they did the math and figured out that by cutting a 1/2 inch from each dimension they could save $$$$. I use sturdy foam in the corners to ease getting over the edges and avoiding a tear.

It was the wrong size for me...but it is a quality gazebo canopy
very strong and blocks sunlight very well...the red color is very vibrant and would have added a bright contrast to the green of my yard. Unfortunately, it was the wrong size for me...but if your gazebo is a match for this canopy...I would recommend.

Good replacement
This was purchased as a replacement for gazebo from Sears. Was not exact fit but close enough. The only issue is that it’s not waterproof. Light rain is fine to keep dry but any heavy rains come through
