how to prep the area for planting?

Rake the area you are planting in. Add some top soil and smooth it out, this will help with germination. Also, to ensure growth add some of your own desired seed - Kentucky Blue Grass, Tall Fescue, Perennial Rye, etc. that is sold in your area. Add the EZ Straw mix and keep the area watered. Check twice a day to ensure it's moist. Don't flood. Be patient, depending on weather it may take longer than advertised.

Is it Bermuda grass seed, rye, what type(s)?

It looks like a rye/fescue blend. We did add some extra seed under this product because other reviews stated it didn’t have enough seed. That combination worked great, we saw grass sprouts in a week, and the lawn is now a deep, lush green.

Just want to double check. are seeds included? if so, what type of grass seed? i need bermuda.

Yes, seeds are included. A “sun and shade” blend should include Bermuda, but won’t be exclusively such. However, none of this information matters, because you’ll be lucky to get a crop of grass from this product unless you add seed that you’ve purchased separately — it’s just a bad product.

I think it would do well with a lot of watering. My lawn was really spotty and after using this product I have a beautiful lawn. It's turned out better than I expected. Good luck with your lawn. Nothing better than a nice lawn.
