Is this a body spray or cologne ?

Short answer is "yes"... This sprays on like an aerosol body spray, but they use longer-lasting fragrances found in cologne (which is why I keep using it). In my personal experience, it lasts many hours longer than "body spray" and also has a more pleasant smell. Each one is modeled after a brand-name fragrance.

Better than the real brand they’re imitating.

I honestly prefer this imitation scent over the scent it’s replicating. I got a bottle of the expensive stuff and didn’t like it. Went back to this and couldn’t be happier with the price and smell.
