The Art of Wholesaling Properties: How to Buy and Sell Real Estate without Cash or Credit distills the experiences of two of the nation's largest real estate wholesalers who, all told, have flipped over one thousand homes. Aram Shah and Alex Virelles present a step-by-step guide that explains how others may replicate their proven methods in their own wholesaling ventures. Reading this book will give investors the A-to-Z insights they need for cashing in on the fastest and most profitable ways to flip paper in the real estate market. Moving along a strategic step at a time, The Art of Wholesaling Properties explains how to * make offers that actually get accepted; * find hidden, motivated sellers; * use a real estate agent to find gold mines through the Mls; * build a strong list of cash buyers; * negotiate with sellers using proven and tested scripts; * assign or double close on properties; * master the A-B, B-C transaction; * deploy a team and put the business on autopilot; and * achieve financial freedom without using cash or credit! If you find the prospects of making money exciting, if you get the feeling there is wealth hidden in the real estate market in your community, and if you desire to learn demonstrably successful techniques to apply in your own ventures, then The Art of Wholesaling Properties: How to Buy and Sell Real Estate without Cash or Credit will give you the guidance and education you need to begin wholesaling homes and generating profits without using your own cash or credit. Review: Thorough, insightful, read again material - One of the best books that I've read on the topic. I have read a large number of real estate and investing books/podcasts. This is in the top 10% of all the real estate books that I've read. Author explains processes thoroughly in an easy to understand concept. Author gives great advice as well. Not overloaded with what I call "story time" that takes up so much space. Review: Very Informative!!! - Definitely recommend. You can tell the writers know their stuff.

Very Insightful
I bought this book with some skepticism but everything you need to know about getting started is laid out very plainly. The first time you read the book, you should read for comprehension just to get a feel for what the process is like, then read it again while taking notes. The book is very conversational and from what I can tell there arenโt really any details left out. Having said that, because there are so many details, youโre going to have to put in a lot of time doing research outside of this book. I know nothing about working with a title company or producing mailers, both of which are suggested actions in the book, so Iโll be spending a lot of time in the near future researching those topics before I feel comfortable starting. The biggest downside to this book is the fact that it constantly references The Art of Wholesaling Properties website, which is no longer functional. The appendixes at the end of the book (I bought the ebook) are blurry and hard to read, but you can still extract information from them if you take the time to do so. Finally, this book covers a lot, but I would still suggest finding a mentor or taking an online course to get the best idea of what the wholesaling process looks like. If you prefer to not go that route, youโll probably have to do a lot more reading online and through other books to piece it all together. Thats not a bad thing though, just do what you feel comfortable with and can afford! Hope this help :)

A Must Buy
I would recommend this to everyone new to real estate investing and real estate wholesaling. Although I am not a fan of bandit signs and their methods, this book is full of valuable real world advice not seen in other books. They also go into the indispensable details of the documents of real estate wholesaling, which most books ignore for some reason. Most books skim over the basic highlights, just giving you enough to be a sufficient book. This book actually gives you enough info to start your own real estate wholesaling business! I'm giving this book five stars because of everything above and because I can't think of anything of value that they missed, or didn't get into enough. No book can cover everything in this field but if you're interested in this field, you should start here and then grow outwards in knowledge and experience. FYI, take a lot of notes! Make documents that you can refer to, expand, and modify, based off what's in this book and you'll be off to a much better start than the vast majority.

So far the book is great and they give very useful information
So far the book is great and they give very useful information. People expect these things to tell you step by step on what to do. This gives a good idea on how to get start and gives you some direction. You really are not going to know how to flip or wholesale until you actually start doing it

The authors play the wholesaler and buyer...too confusing
The book was very informative...but didnโt agree with some of the verbaige. Personally I like to know why Seller is selling but I would not use their personal issues to belittle them as stated in book. Also...the book is hard to understand at times. One minute they are talking as if they are the wholesaler and the next minute they are talking as if they are the buyer. They switch up quite often in the book and hard to differentiate. Sometimes I had to go back and reread to understand.
