Just wow
I’ve spend close to two years watching countless videos from online influencers about how to do this and that in real estate from individuals such as: King Khang, Thatch Nguyen (Mr Brrrr), Tai Lopez, and so on. Phil’s book goes into great detail about the importance of the fundamentals and having the right mindset for each way on how you can get into real estate and even touched on commercial. After reading this book I then was able to deduce why the influencers ONLY focus on what sounds good to get your attention emotionally by saying the it’s so easy to make money doing this quick and easy process. But Phil explains you actually need a team to make this work. And broke it down as to the function of each individual. The book is so well written and took time. I read it in two days it was so good and kept me engaged. I took notes and it wasn’t that expensive or too long with information you don’t need. He didn’t wast too much book space with his introduction which is nice. I truly appreciate the explanation of this is what this is, this is what it means, and here’s why. Type of style of writing. And yes of course there is a small part her and there about recruitment. Realistically once you read the book and understand AINT NO BODY A SELF MADE ANYTHING unless you steal or rob a bank. You NEED mentors and partners. Why you think investors on shark tank who specialize in their niche are sometimes willing to partner with other sharks to invest? I recommend this book to anyone who is humble enough and open minded to give things a chance.

A Beginner-Friendly, Motivational Primer with a Sales Pitch
A Beginner-Friendly, Motivational Primer with a Sales Pitch Phil Pustejovsky’s *How to be a Real Estate Investor* is written in a very approachable style. It covers the basics of wholesaling, flipping, buy-and-hold, and even touches on commercial real estate. The language is simple, the examples are clear, and the book stays encouraging throughout. For someone new to the field, it can provide that needed push to get started and understand the different paths investors take. That said, much of the material is fairly surface-level if you already have experience. And woven through the content is a recurring plug for the author’s mentoring program—something that may feel more like recruitment than pure education. A few readers may find that distracting, especially if they’re looking for deep, technical strategies rather than an introduction. Bottom line: A motivational, easy-to-read entry point for beginners curious about real estate investing. Expect inspiration and a broad overview, but also some salesmanship and not much advanced detail. r4

GREAT TECHNIQUES!
Great info. Have not found infomation like this anywhere else. He knows how to capture a penny if its loose in the air, lol. Definitely knows what he is doing. I've watched his videos on youtube which really help people learn concepts, venacular, professional norms, just a host of great info all together. I purchased this book, even though the download was free. I also purchased Real Estate Investing, Gone Bad to go with it. I like books I can hold, just old school. Looking forward to using quite a few of these techniques.
