I'm mainly writing this review because I've seen some posts where people seem to believe this is nontoxic. It is not. While borates are low in toxicity (but still toxic) with respect to humans, they are highly toxic to fish and friendly insects. The borates in Bora-care are in solution with ethylene glycol--the toxic main ingredient in antifreeze--known to kill dogs, which are attracted to its taste. PLEASE make sure you do not leave containers of this lying around and try to mix only what you plan to use. The directions state not to use in areas where food is prepared (in other words, it's toxic). People need to leave the area until it is soaked into the wood. The directions also state use PPE and to remove and launder clothing immediately after applying. At the very least, wear nitrile gloves, safety goggles and long-sleeved clothing. I will be brushing it on any exposed areas to minimize waste and overspray. I will also be using a foaming agent and foaming garden sprayer to similarly reduce overspray, plus a blue dye that fades--to keep track of what I've done. Some recommend mixing boracare with a mixing paddle connected to an electric drill motor since it is thick. Also dilute according to the label. You don't always need a 1:1 or 1:2 ratio. For many purposes, 1:5 is indicated for preventative treatments. I bought this because I've read good things, and because once it is dry, the environmental impact should be extremely low. It's meant to be applied to wood that will remain dry following treatment, not exterior surfaces. I won't be able to comment on effectiveness because I do not have an active infestation and once the roof and drywall are on, I'll never see it again.

if you dont know what product you need to do the job ask a professional (DIY pest control store will answer questions and will answer calls outside of the state (i called the store in AZ for questions). I know i could have bought the dry bag of this stuff at a huge saving but the shipping time was too long- im talking $13 for the bag of the same stuff compared to the jug at like $90-$110) Be prepared to mix for a while (5 min) and make sure your paddle mixer fits in your sprayer (my rookie mistake- had to improvise fast with bend coat hanger wire shaped to mix well but not froth) and pouring this stuff is like pouring syrup as a heads up You can tell where youve sprayed once it hits wood because it absorbs a bit and looks waxy/glossy when dry... which means dont get it on the concrete or porous floor if youre planning to paint, stain, wax it later

This stuff is SUPER easy to use and it does the job. Sprayed every piece of wood in my attic. I had to do it in stages and after the first time going back in attic I could see the crystals on the wood and tons of dead bugs everywhere. Proof will be in the pudding as to if we ever get termites or Powder Post Beetles again so will wait and see but first impression is this stuff works great.
