Do I need to purchase Avaya J100 power adapter to make this phone working?

If you don’t already have (or don’t plan to connect the phone to) a poe switch, you can use any industry standard 48v poe adaptor.

What is needed with this phone to work in a home office. I have internet is there more it needs software etc?

You need it to connect to an Avaya system.

Is this a sip or voip phone?

SIP is one of VoIP protocols. It is the most popular VoIP open standard. Technically, every SIP phone is VoIP phone, while not every VoIP phone is SIP (Skype, Cisco Unified CM and many other standards are considered proprietary VoIP).
