Can the bottom bunk not be installed so it can be used as a play are?

I have the white and green one. The very bottom one has wheels on it and can easily be pulled out and pushed back under the bed, but it is not able to be attached to the bunk bed it's self unless you could try putting a screw in it. I hope this helps.

Can it be used for a single kid by not attaching top bed to the bottom ?

If you are referring to just using playhouse and bed. I would say no. It’s drilled to match up as bunk beds. There are other beds that just have lofts and play areas under. This is a really well made bunk bed/play house
