What is the lowest carbon monoxide ppm it could detect and how quickly?

Do not know but display indicates 1 to 1000

Do i need to purchase additional probes or attachments in order to use for my gas fireplace and hot water tank?

Usually you want to know the CO concentration where you are located, not within a gas fireplace or hot water tank, therefore you do not need additional probes or attachments.

so where do you buy the pump and probe?

Here is the link for both the pump: https://www.amazon.com/dp/B07GKJDCKQ/ref=cm_sw_em_r_mt_dp_U_yaWFCbNERFY4M

So is the lifespan of the sensor dependent on how much exposure it gets over time or just time alone ?

Just time alone. 2-3 years. Does matter how much you use it. Just like milk, only time not usage.
