How large is the actual building area?

Pretty good size. And love that it opens and you can store the legos in the trays. The only thing is that it was not made well. The side hinges that open and close the building area are not sturdy and one side broke off.

Are the building surfaces supposed to be wobbly when it is extended (open)?

Well because they open and close they def have a range of movement, because if it was too tight for smaller children it would easily break. However, though sometimes both my kids have experienced it tipping over when they pressed hard etc…. They’re just super mindful about it and have no issues with us.
