The go to product for mitigation professionals
I am IICRC certified in water restoration and mold remediation. I do insurance estimating and project management for mitigation and repair work. Concrobium is one of the benchmark chemicals and brands used in this industry. I use this spray bottle one for the temporary office we have set up in the wake of Helene. Older building and the basement brick wall get mold growth due to the water table, ground water intrusion, and simply the age of the property. This product is great for spot treating light to medium discoloration. Bleach is of course very effective but can stain and leave behind a lingering smell. This product does not. I use it to treat and wipe down the walls once a month. This is not a permanent solution or will be effective against stopping recurring growth and or excessive growth. You will need commercial grade quantities and proper drying and abatement to remove mold/discoloration permanently along with reducing the amount of relative humidity in the air IE you may need to install a permanent dehumidifier and or air scrubber. I also use this to spray down my work clothes if i’ve been in a very dirty job site or a hot messy job site that’s full of mud, downed trees, etc. This will help prevent clothes from having that weird body odor smell even after cleaning in the washing machine. I also use it on my work shoes. There’s nothing fancy or special about this product. It’s just consistent and you know what you are getting. I am sure you pay more just based on the brand but the brand is iconic in my industry for a reason. It’s because it has decades of service in water and mold restoration projects. We would also use this with a viruscide product and deodorizer and cold fog commercial spaces during 2020.

Effective Cleaning Product for Microbial Growth — Not a Replacement for Professional Remediation
I bought the Concrobium 25001 Mold Control gallon jug to treat some areas of microbial growth I found around my property. While it’s certainly not an all-in-one solution for large mold infestations, for the tasks I needed it handled very well: cleaning and treating smaller affected spots. The product sprayed easily, felt safe to use, and after treatment the areas showed significantly less visible growth. What I liked is that it didn’t leave a strong chemical smell, and the surfaces I treated stayed cleaner over time compared to untreated spots. Because I wasn’t dealing with a full-blown mold crisis, it fit my needs perfectly. That said, if you have extensive mold growth behind walls, in HVAC systems, or in areas you can’t fully inspect or clean, this alone won’t suffice—you’ll want a professional remediation service. For surface-level treatment and as part of a broader preventive regimen, though, this product is solid. Overall, the Concrobium Mold Control gallon jug did the job I needed it to do: cleaned the microbial growth I found and gave me peace of mind for those specific areas. If you’re looking to treat smaller spots safely and effectively, it’s a good choice—but don’t treat it as a full mold remediation fix.

Concrobium 25326 Mold Control Spray, 32 oz
I’ve used it before and find it very effective. First used in bathroom, then reordered to use in bathroom tile. The spray bottle didn’t work when I first got it, no matter what I did. Ended up having to go buy a cheap one from the dollar store to actually apply it. It also smells faintly, so I recommend venting the area you use it in. I also recommend wiping down the areas or items you used it on a couple days after the mold/mildew dies off for residue.

This is how it works and everything you need to know
A lot of people read the MSDS on this and only see washing soda listed as the ingredient. You don't have to list anything in the MSDS, only give instructions on what to do if there's a spill, how flammable it is for transport, etc. MSDS (SDS) do not make you give out your formula. However, I noticed that they patented it. In a patent, you do have to tell exactly how to make it. So with that said, this is a mixture of baking soda, washing soda, TSP cleaner (trisodium phosphate), and water. You can make it yourself for about $20 for 160 gallons. However, if you only need a gallon then it's probably better just to buy this and save yourself the hassle. It works because mold doesn't like the sodium or the alkaline environment created by the ingredients. Because it is only baking soda, washing soda, and trisodium phosphate with no binding agent it will just wash off. If you are spraying a non-porous like a piece of unpainted wood, then the wood would suck it in. If you spray glass, for instance, it will not be absorbed and you can just wipe it off. If you use this on painted walls, it will leave a dusty appearance, so you can't use it on dark paint. You can spray it, kill the mold, and then wipe it off. I don't think you could wipe painted walls off though as they would be too big. You will see them say that the product must dry to work. This is because the product is heavily diluted with the water (98% water) but once dry, it's 100% of the "active ingredients" on the surface which raises the PH and condenses the salts. I used this on an antique cabinet that smelled mildewy. It took care of the smell by about 75%. I think there are nooks and crannies that I can't reach for the other 25%. It is truly non-toxic and while there is a smell from the trisodium phosphate, it goes away quickly. There are no "VOCs" because there's no carbon in the mixture. Concronuim is EPA registered, which costs A LOT of money. This means that they had to prove to the EPA that their product does work through laboratory experiments that the EPA says they have to do. To the makers of Concronuim, I say kudos for coming up with such a novel way to kill mold, that is truly safe, and taking the steps with the EPA to back up their claims. While it is only baking soda, washing soda, and TSP, the science is sound that mold does not like these chemicals. By that I mean don't think that other products are more effective just because they contain dangerous chemicals that you can't pronounce. I cannot find any reason not to use this over something else.

Amazing!
I had mold on the lower two feet of my poured concrete basement walls. Just spray it on and the mold disappears. The smell is minimal. I highly recommend.

Worked until the pump stopped
The product worked at first, but because I didn't use it often, the pump stopped working in the second month. Company should know customers dont use an entire bottle right away. Improve the pump mechanism.
